Cipher Digital Stock Is Valued On Revenue It Is Shutting Down
The sales multiple every screen shows is measured against a bitcoin business the company is decommissioning, while the data center rent it is actually being valued for has only just begun.
Cipher Digital (CIFR) builds and operates turnkey data centers for hyperscalers, and its shares have given back roughly a fifth of their value over the past month. The stock trades at 34.5 times sales against 3.3 for the S&P 500. That number is right, and it rests on revenue the company is deliberately switching off.

The Sales Underneath That Multiple Are Being Retired
Revenue in the second quarter of 2026 was $25 million, down from $35 million in the first quarter of 2026, and by the company’s own account, the fall is the decommissioning of bitcoin mining at Black Pearl as it shifts toward contracted data center revenue. Trailing-twelve-month revenue of about $200 million is the denominator in that multiple, and Odessa is now the only bitcoin mining site still operating, with management saying it does not anticipate additional capital investment there. The company’s operating margin is deeply negative at -206.2%, against 18.4% for the S&P 500. Management attributes the cost increases in the second quarter of 2026 to higher stock-based compensation, payroll taxes tied to equity vesting, continued team investment for the contracted portfolio, and the legal and insurance expense of building out the platform.

What The Signed Leases Are Supposed To Pay
Three executed campus leases are expected to generate approximately $793 million of average annualized net operating income from October 2026 through September 2036. The first capacity at Black Pearl was delivered in August, two months ahead of schedule, and rent has commenced there; rental payments at Barber Lake are expected to commence in October. All of that lands after the June quarter, on which the trailing multiple is built. Funding the build has left debt at 84.8% of market value, against 19.6% for the market. Corporate and project debt outstanding was just over $6 billion at the end of June 2026, set against $870 million of unrestricted liquidity, which excludes undrawn revolver availability. Pressure of that kind on the balance sheet is the reason the Trefis High Quality Portfolio screens for it in the first place. Beyond the three campuses, management points to roughly 4.4 gigawatts of expected future development.
What Would Have To Show Up, And What Could Stop It
The timetable is not entirely in the company’s hands. Management said in early August that the interconnection answer it expected that week would not arrive, after the Texas governor called for an audit of the interconnection queue, and three sites totaling potentially 2 gigawatts of gross capacity remain inside that process. The drawdown record is hard to read: across the 2022 inflation shock, the stock fell 83% against 24% for the S&P 500, but that window contains a single-session price break, so it is not a clean market drawdown.
So the things to watch are concrete. Rent commencing at Barber Lake in October replaces mining output in the multiple’s denominator with contracted income; a stalled interconnection queue leaves the wider pipeline a development plan rather than a lease. Until that rent shows up in a reported quarter, the multiple describes a business being closed, and the leases describe one not yet open, and weighing those two against each other is what a five-factor scorecard is for.
