What Makes Lennar Stock A Buy Today?

Buying a homebuilder while interest rates are testing what buyers can afford can feel like stepping in too early. Lennar (LEN) stock has lost 41% over the past twelve months, while the S&P 500 returned about 16%. Yet the company still earns a profit, and management says its thinner margins are a deliberate choice. So why would a homebuilder choose to earn less on every home it sells?

Lennar Trades Margin For Volume To Clear Costly Land

Lennar is choosing lower margins to keep its sales volume up. Its homes sell for less than they did, and its land costs more. Management said on the fiscal Q3 2026 call, held September 17, 2026, that revenue per square foot is down 13% from 2023. Over the same period, its land cost per homesite rose about 6%.

Management keeps selling homes at lower prices because volume turns that expensive land into cash. For now, profit is thin: Lennar’s operating margin over the past twelve months was 5.6%, against 18.6% for the S&P 500.

Lennar has cut its building costs. Its construction cost per square foot is down 14% from 2023, a steeper fall than the 13% drop in revenue per square foot. Lennar also owns only 2% of its homesites and controls the rest through third parties, a land-light setup management says is meant to generate cash flows and returns.

Will Lennar’s Land Costs Keep Weighing On Profit?

Lennar’s land costs will weigh on profit for a while yet, by management’s own account. Management said the work of selling through expensive land will not finish quickly, but that the problem is finite and every quarter of volume shortens it.

Lennar trades at 13.5 times earnings, against 21.5 for the S&P 500, and those earnings are being held down by the costly land. The company itself is a buyer: Lennar bought back $256 million of its shares in the quarter and described its stock as on sale. Lennar’s cash flow is thinner than its earnings, though: operating cash flow over the past twelve months was $0.9 billion, against net income of $1.3 billion.

The risk is whether Lennar’s buyers can afford its homes. The company sells at the affordable end of the market, and management said that in many markets almost 50% of visitors cannot immediately qualify. Lennar uses rate buydowns, paying to lower a buyer’s mortgage rate, and management said that cost may rise. Orders have already come in short: Lennar took 20,879 new orders in the quarter, just below the 21,000 to 22,000 it had guided.

How Did Lennar Stock Fare In Past Rate Shocks?

Worse than the market. In the 2022 inflation shock, when the Fed was tightening, Lennar stock fell 42%, against 24% for the S&P 500. In the 2023 shock that took yields to five percent, the stock fell 19%, against 9.5% for the index. Both falls came as interest rates climbed, and management said on the September call that rates went up during the quarter. So if you buy Lennar, size the position knowing the stock has been more exposed to rates than the index.

Lennar’s fiscal Q4 2026 report is the next event. Management guided to a gross margin of 15.5% to 16% for that quarter. In fiscal Q3, it reported 15.8%, just below the roughly 16% it had guided. It also expects to deliver 22,000 to 23,000 homes. A fiscal Q4 gross margin at or above the fiscal Q3 level, on deliveries inside that range, would show Lennar holding its volume without giving up more margin. A margin below the fiscal Q3 level would show it giving up more, and one below the guided range would mean it gave up more than management expected.
